Total failure of your central heating involving a boiler or warm air unit causing unreasonable discomfort or risking frost damage to the home
Failure of your domestic hot water or heating
Burst pipes or sudden leakage likely to cause damage to your home or its contents
Failure, blockage, leak or damage to the internal plumbing and drainage system in your let property
Failure of your main services including electricity, water and gas
The keys to your let property are broken, lost or locked inside your property and there is no immediate access to a spare set
Failure of your main and only toilet which has resulted in water leakage that could lead to damage or which renders the toilet inoperable
Removal of wasps nests, field and house mice or brown rats within the main building of your premises
Damage caused to the roof of your let property due to adverse weather conditions or fallen trees
Reimbursement of the cost of accommodation (room and transport only) for your tenant(s) if your let property is uninhabitable following the covered emergency
Emergency repair costs (including call-out fees, labour costs and the cost of replacement parts and materials) up to £1,000 per emergency; Up to 6 call outs per year
There is no limit on how many times you can call the emergency number for the team to investigate a potential claim. The emergency repair costs per claim is limited to £1000. This insurance will only cover up to 6 call outs per year.
There is no excess with this insurance
Claims cannot be made within the first 14 days of the policy starting.
An emergency is A sudden and unforeseen incident which needs to be dealt with immediately to avoid:
A) causing damage or further damage to your property.
B) making your property unsafe, insecure or uninhabitable.
C) leaving your property without any domestic electric or gas supply, internal plumbing and drainage or main source of heating.
D) exposing any person to a risk to their health and/or to their safety.
